RXR’s Investment Management unit is responsible for developing and codifying investment strategy, capitalizing our strategies through relationships with our partners, sourcing, diligencing, underwriting, and acquiring new real estate investments, asset management and portfolio management.

The Investment Management unit is comprised of four distinct teams: Equity Capital Markets, Acquisitions & Originations, Asset Management, and Portfolio Management.

The Equity Capital Markets Team partners with other RXR teams in conducting investment research and developing investment strategy. The team structures investment offerings and legal materials, forms relationships with capital partners, and serves as a point of contact for investors.

The Acquisitions & Originations Team is primarily responsible for sourcing / originating, underwriting, and executing new acquisitions across all investment strategies. The Acquisitions & Originations Team works closely with the Portfolio Management Team and Investment Committee to ensure investments fit strategic mandates and are accretive to our capital partners.

The Asset Management Team is responsible for developing asset-level business plans, asset-level financing, Hold/Sell analysis, and all other aspects of an asset’s life cycle from acquisition / origination through liquidation. In partnership with the Portfolio Management Team, and in adherence with decisions made by the Investment Committee, the Asset Management Team works to ensure business plans adhere to overarching investment strategy.

The Portfolio Management Team consists of individual Portfolio Managers, each of whom is responsible for the development and performance of specific investment strategies and vehicles. The Portfolio Managers are serviced by a pool of Assistant Portfolio Managers. Together, the Portfolio Management Team serves to develop and maintain vehicle-level business plans, monitor performance, participate in investment decisions, and to serve as a resource for our capital partners.

RXR Development Services (“RDS”) and RXR Construction Services (“RCS”) are fully integrated development and construction companies within the broader RXR platform. In addition to managing and executing development and construction projects, RDS and RCS are an integral part of the acquisition and origination due diligence process as a source of real time information regarding construction and development costs, project timeline, project feasibility, and other key assumptions necessary to make informed investment decisions.
RXR Development Services (“RDS”) is a fully integrated development service company that provides services related to land acquisition and assemblage, entitlement, design and construction, budgeting, cost monitoring, financing, leasing, and marketing of projects from inception to completion.

RDS, in coordination with the project owner, selects, coordinates and manages the development project team made up of architects, engineers, construction managers/supervisors, lenders, lawyers, leasing and property management companies.
RXR Construction Services (“RCS”) is a construction supervisory company that provides owners representation and construction oversight services related to the design and construction of a project.

RCS, in coordination with the project owner, advises on the selection of the construction manager and performs construction coordination between the design team and the construction manager. RCS provides cost estimating as well as management and monitoring of construction budgets, schedules and activity in the field during the construction of the projects.

RXR’s Property Management team is responsible for managing the operations of RXR properties, providing comprehensive tenant service and property management programs, and executing on various aspects of property-level business plan.

The Property Management team is an integral part of the acquisition due diligence process as a source of real time property-level revenue and expense assumptions across sectors and markets.

RXR’s Property Management and Leasing departments responsible for managing the operations of RXR properties, leasing space to customers, providing comprehensive tenant service and property management programs, and executing on various aspects of property-level business plan. Additionally, the Property Management and Leasing departments are an integral part of the acquisition due diligence process by providing revenue and property expense assumptions.
Experience Offering Team (RXO Team) manages on-boarding materials, amenities & services collateral, and a robust set of events & activations curriculums for building tenants across RXR’s residential and commercial portfolios.
The RXR Marketing team provides value-add services by taking a multi-disciplined approach to marketing oversight, which RXR believes benefits the overall cross-functional success of each property in the portfolio. The team proactively engages with relevant constituents on developing, managing, and implementing a robust visual communication and events platform for RXR’s portfolio and customers. Marketing maintains a proactive interface with tenants, on-site property teams, architects, production partners, local business improvement districts, amenities providers, local retailers and other constituents that support “place-making”. This collaborative interface, centralized via RXR Marketing, yields a more fulsome service offering to RXR’s customers – customized to each property, but supported by an RXR quality assurance foundation. The RXR Digital Lab (the “Lab”) serves as RXR technology and research development team. The Lab has built a digital “operating system” that systematically captures and analyzes data across markets, customer behavior, and customer sentiment. RXR then builds machine-learning, artificial-intelligence algorithms that identify opportunities to improve revenue (e.g., through tenant renewal models and tenant default risk models), operations (e.g., by programmatically surfacing behind-schedule work orders or identifying drivers of higher-than-average energy usage), and asset management (e.g., by identifying opex/capex outliers relative to market comparables and making recommendations). RXR also uses this data to create best-in-class customer experiences, creating digital apps powered by this data to make its buildings highly coveted places to live, work, play and shop.

The core team behind this operating system is a team of software engineers, data scientists, product managers and product designers. The team brings deep technology expertise, including founders of multiple venture-backed startups, and is closely embedded into RXR’s operating business to ensure optimal value creation.
The Legal and Tax departments participate in every aspect of RXR’s business with significant experience structuring acquisition and disposition transactions, along with negotiation and documentation of leases, financing and joint venture arrangements, construction contracts and other significant vendor agreements.
The Accounting and Reporting department participates in the preparation of the annual property operating plans and budgets and maintains the reporting system, which supports property- and fund-reporting requirements. This department interfaces on a daily basis with both the Portfolio Management and Property Management departments to ensure accurate accounting and reporting of property operations, balance sheet considerations and overall fund or venture performance.
