Asset Management

We develop and maintain asset-level business plans, manage credit arrangements, conduct Hold/Sell analysis, and manage all other aspects of an asset’s life cycle from acquisition through sale. In partnership with the Portfolio Management Team, and in adherence to decisions made by the Investment Committee, where applicable, the Asset Management Team works to ensure business plans adhere to overarching investment vehicle strategy.

Scott Rechler

Chairman and Chief Executive Officer

Scott Rechler

Scott Rechler is the Chief Executive Officer and Chairman of RXR, an innovative investor, developer, and place-maker committed to applying a customer and community-centered approach to all aspects of its business.

Before starting RXR, Scott served as the Chair and CEO of Reckson Associates, which he helped take public in 1995. RXR was founded in 2007, on the day after Scott and his partners sold Reckson Associates for over $6 billion, generating a 700% return to Reckson’s investors. Since its founding, RXR has raised over $10 billion of private equity through a series of funds and separate account vehicles and built an over 500-person, fully-integrated team of professionals with expertise in operations, construction and development, investment management, and more.

RXR manages over 30 million square feet of commercial properties with a gross asset value of $21.2 billion. RXR also has a multi-family residential portfolio of 8,000 units under operation or development, an over $4 billion new terminal under construction at JFK International Airport, and an expanding national portfolio and development pipeline in some of the fastest-growing markets in the country, including Phoenix, Denver, Raleigh, and Tampa.

In addition to his role at RXR, Scott currently serves as Vice Chair on the Board of Directors for View, Inc. (NASDAQ:VIEW), for which RXR recently led a $200 million investment. View, a manufacturer of dynamic glass, is a leader in smart building technologies that transform buildings to prioritize wellness while reducing energy consumption and carbon emissions. View’s smart windows use artificial intelligence to adjust automatically in response to outdoor conditions, eliminating the need for blinds and increasing access to natural light. The company also develops leading software tools that digitize the built environment.

Scott also served on the Board of American Campus Communities (NASDAQ:ACC) after Reckson took a controlling interest in the company in 1998 and later took the company public in 2004. ACC would grow to become the largest student housing company in the United States and was recently acquired by Blackstone for $13 billion in 2022.

Scott has held numerous leadership positions at various levels of government. In December 2021, Scott was elected to a 3-year term on the Board of Directors of the Federal Reserve Bank of New York. From 2011 to 2016, Scott served on the Board of Commissioners as Vice Chairman for the Port Authority of New York and New Jersey. He later served on the Board of the New York Metropolitan Transportation Authority (MTA) from 2017 to 2019.

From 2017 to 2023, Scott served as the Chair of the Regional Plan Association (RPA), a not-for-profit organization focused on the quality of life and the economic competitiveness of the NY Tri-State metropolitan area.

Scott also serves as trustee and Vice Chair of the National September 11 Memorial and Museum at the World Trade Center, a member of the Real Estate Board of New York (REBNY) and the national organization, the Real Estate Roundtable (RER), Chair of The Feinstein Institute for Medical Research and a member of the Board of Trustees at Northwell Health, the Hospital for Special Surgery and a member of the NYU Real Estate Institute Advisory Committee, and the Board of the Drum Major Institute.

Scott is a graduate of Clark University and the New York University Schack Institute.

Scott is married to Debby Rechler and is the proud father of Gabrielle, Elijah, and Tyrone.

Michael Maturo

President

Michael Maturo is a founding Managing Partner and serves as President of RXR Realty LLC (“RXR”), a multi-billion dollar private real estate company which was formed subsequent to the sale of Reckson Associates Realty Corp (“Reckson”)(NYSE:RA) to SL Green, one of the largest public Real Estate management buyouts in REIT history. In this capacity, he develops and implements RXR’s corporate strategy. He also oversees property operations and RXR’s investment management businesses as well as all capital markets activities. Mr. Maturo is a member of RXR’s Investment Committee and its Board of Directors.

Prior to the Reckson/SL Green merger, Mr. Maturo served as President and a member of the Board of Directors at Reckson. Mr. Maturo was also Chairman of the Investment Committee and had oversight responsibility over the company’s allocation of capital. Mr. Maturo worked in tandem with the Company’s CEO in developing and implementing Reckson’s corporate and operating strategies. Mr. Maturo was at Reckson from 1995 until January 2007. During his combined tenure between Reckson and RXR, Mr. Maturo has completed over $50 billion in capital markets transactions.

In addition, Mr. Maturo serves on a number of outside Boards and Committees including First Vice Chairman of the Board of Directors of the Long Island Association (LIA), as well as a Member of its Executive Committee and Chairman of its Economic Development Committee, Chairman of the Board of Directors of the Catholic Foundation of Long Island, Member of the Cold Spring Harbor Laboratory Association Board of Directors, Member of the Board of Directors of the National Italian American Foundation and Member of the Real Estate Roundtable. Mr. Maturo was appointed by Governor Cuomo in December 2012 to the Board of Trustees of the Long Island Power Authority (LIPA) where he served as Chairman of the Personnel and Compensation Committee and member of the Finance and Audit Committee and the Operations Transition Committee. Mr. Maturo completed his tenure on the LIPA board in January 2014.

Jason Barnett

Vice Chairman, Chief Legal Officer and Chief Administrative Officer

Jason Barnett is one of the founding managing partners of RXR Realty LLC (“RXR” or the “Company”) where he serves as Vice Chairman, General Counsel, and Chief Administrative Officer. RXR is a fully integrated, multi-billion dollar private real estate company which was formed subsequent to the merger of Reckson Associates Realty Corp (“Reckson”) (NYSE: RA) with SL Green, one of the largest public real estate management buyouts in REIT history. In this capacity, Mr. Barnett is involved in many aspects of the Company’s business. In addition to being responsible for all legal matters for the Company, Mr. Barnett is also responsible for overseeing the Company’s transactional activities as well as the Company’s corporate initiatives. Mr. Barnett is also a member of the Investment Committee of RXR.

Prior to the Reckson/SL Green merger, Mr. Barnett served as Senior Executive Vice President – Corporate Initiatives, General Counsel and Secretary of Reckson, where he was responsible for all legal matters and corporate initiative related matters and was integrally involved in the structuring and execution of over $6 billion of acquisitions, financings and capital market transactions.

During his combined tenure between Reckson and RXR, Mr. Barnett has been integrally involved in over $37 billion of transactions, building RXR into one of the largest office landlords in Manhattan, and one of the largest owners, managers and developers in New York City and the surrounding region. The RXR platform manages 74 commercial real estate properties and investments with an aggregate gross asset value of approximately $20.4 billion, comprising approximately 25.6 million square feet of commercial operating properties and approximately 6,200 multi-family and for sale units in various stages of development in the New York Metropolitan area.

Mr. Barnett is a frequent speaker at industry conferences on such topics as transaction structures, joint ventures, real estate capital markets, corporate and compliance-related matters.

Prior to joining Reckson, Mr. Barnett practiced in the corporate and securities department of Sidley Austin Brown & Wood, LLP, an international law firm, where he focused on capital markets and Real Estate Investment Trusts. He is a member of the American Bar Association, National Association of Real Estate Investment Trusts, the Real Estate Board of New York and is admitted to the Bar of the State of New York. Mr. Barnett is an active participant in his community and serves as a Director, Trustee or Advisor for a number of community-based organizations.

Mr. Barnett also serves on the Board of Trustees of Clark University, in Worcester, MA and as a member of London School of Economics North American Advisory Board. Mr. Barnett earned a Bachelor of Arts degree from Clark University, attended the London School of Economics and earned his Juris Doctor from Emory University School of Law.

Todd Rechler

Chief Construction & Development Officer

Todd Rechler serves as Chief Construction and Development Officer and President of RXR’s Construction and Development companies. RXR is one of the Northeast’s leading real estate owners, developers and managers of Class A commercial and luxury residential real estate.

Michael O’Leary

EVP, Chief Financial Officer

Michael O’Leary serves as Executive Vice President & Chief Financial Officer of RXR. Mr. O’Leary was named the Chief Financial Officer in January 2020 and in this capacity, he oversees all financial, strategic planning and investor relations activities. Mr. O’Leary joined RXR as a Capital Markets & Strategic Planning Associate in 2007. During his tenure, Mr. O’Leary’s responsibilities have grown to include participation in RXR’s long-term strategic planning initiatives and leading a team that supports all aspects of fund-raising and management for each of RXR’s comingled discretionary real estate funds. Mr. O’Leary has been a leader in the establishment of RXR’s Fund Portfolio Management discipline and has held a variety of leadership roles with the organization, including Executive Vice President of Capital Markets and Director of Property Accounting.

Before joining RXR, Mr. O’Leary was a Manager in Ernst & Young LLP’s Real Estate Group, responsible for planning, coordinating and executing integrated audit engagements for top real estate, construction, and hospitality companies. Mr. O’Leary is a Certified Public Accountant in New York State as well as a Chartered Global Management Accountant and is a member of the American Institute of Certified Public Accountants. Mr. O’Leary received his Bachelor of Science degree in Accounting from the State University of New York at Albany and his MBA from Columbia Business School.

David Frank, Esq.

Sr EVP, General Counsel

Mr. Frank serves as Senior Executive Vice President and General Counsel of RXR Realty LLC. Mr. Frank is responsible for legal matters related to the Company’s real estate transactions as well as real estate legal operational and leasing matters and plays a leadership role with respect to the formulating and implementing of the Company’s policies and objectives. Mr. Frank joined Reckson Associates Realty Corp (the Company’s predecessor) in 2000 where he served in a similar capacity. Mr. Frank played a significant role in the execution of Reckson’s merger with SL Green and RXR’s acquisition of assets from SL Green.

Prior to joining the Company, Mr. Frank served as in-house counsel for Vornado Realty Trust and practiced law as an associate in the real estate department of Fried, Frank, Harris, Shriver & Jacobson LLP. Mr. Frank received his B.S. in business administration from Boston University where he graduated summa cum laude and received his J.D. from the University of Chicago. Mr. Frank is a member of the Real Estate Board of New York and is admitted to the Bar of the States of New York and New Jersey.

Frank Patafio

Sr EVP, Senior Managing Director, US Investments

Frank Patafio serves as a Senior Executive Vice President, Senior Managing Director, US Investments for RXR. In this capacity, he is responsible for managing new investment initiatives for RXR throughout the United States. Since joining RXR in 2010, Mr. Patafio has worked closely with senior management in acquiring more than $20 billion of assets encompassing over 25 million square feet and over 6,000 residential units. Prior to his current role, Mr. Patafio was the head of the Investment Management Group where he led the investment and asset management teams.

Previously, Mr. Patafio was a partner and CFO and one of the original members of the Praedium Group, a real estate investor in distressed debt and value-added opportunities throughout the U.S. and was involved with over $6.9 billion of investments made from 1993 through 2009. Mr. Patafio worked closely with the partners in developing the Praedium Group’s policies and processing for acquisitions, asset management, dispositions, financing and financial reporting. Prior to the he was a Director in the Mortgage Products Group at Credit Suisse First Boston and a Senior Manager at E&Y Kenneth Leventhal, a public accounting and consulting firm, where he worked on numerous debt financings and restructurings. Mr. Patafio has worked in all areas of real estate, including acquisitions, loan organizations, workouts and valuations.

Mr. Patafio also serves as an Independent Director of Northfield Bank, a publicly traded company on the NASDAQ. As a member of the Board, he also serves as the Audit Committee Chairman and sits on the loan and risk committees. In addition, Mr. Patafio is involved in various charities and not for profit institutions. He currently sits on the board of Northfield Foundation and the Northwell-SIUH Board of Overseers.

Mr. Patafio received his Bachelor of Science degree in Accounting from St. Johns University and his MBA (with Distinction) in Finance from Pace University’s Lubin School of Business and is a CPA.

Frank Pusinelli, RA

Sr EVP, Chief Operating Officer-Operating Assets

As a SrEVP, Mr. Pusinelli serves as Chief Operating Officer for the Company’s operating assets including commercial, residential and logistics assets. He oversees marketing, leasing and property management. He is responsible for all business planning, budgeting and operational activities. Frank oversees the physical due diligence and revenue and expense underwriting for potential acquisitions as well as the immediate and long-term capital improvement plans, asset repositioning strategies and design ideas. He oversees all tenant improvement and capital construction projects for the Company’s operating assets. Frank sets policies, procedures and goals within the segment in keeping with the direction provided for the Company by the Executive Management Team.

Frank joined RXR in 1999. During his tenure at RXR, he has participated in the acquisition of tens of millions of square feet and overseen the execution of well over $2 billion in construction projects, ranging from ground-up development and value creation to customized tenant interiors. Previously, he worked as a project manager and estimator in the construction sector as well as in the architectural and engineering field specializing in municipal architecture and environmental engineering.

Frank Adipietro

EVP, Investment Management Group

Frank Adipietro serves as Executive Vice President, Head of Asset Management and Special Situations of RXR. Mr. Adipietro is responsible for leading the overall asset management function at RXR, including long-term strategic financial planning and performance monitoring of all company assets. Mr. Adipietro will also be responsible for management of new non-core investment initiatives as well as the oversight and execution of core and non-core complex, multi-faceted financial real estate transactions. Mr. Adipietro also brings his expertise in acquisition and ground-up development of all asset classes. Additionally, he has worked extensively with the management of highly structured investments including joint ventures and leveraged loans. Mr. Adipietro served as Fund Manager of RXR’s Opportunistic Fund.

Prior to the formation of RXR, Mr. Adipietro was Senior Vice President of Joint Ventures and Alternative Investments at Reckson Associates. Previously he was Senior Vice President with Reckson Strategic Venture Partners, LLC, a $1.5 billion real estate oriented venture capital fund. Prior to joining the Reckson family in 1996, Mr. Adipietro was a Senior Manager at E & Y Kenneth Leventhal Real Estate Group.

Mr. Adipietro holds a Bachelor of Science degree in Finance and Accounting from Fordham University and is a NYS licensed CPA.

Whitney Arcaro

Chief Revenue Officer, Residential

As the Chief Revenue Officer, Residential Ms. Arcaro is responsible for the overall revenue strategy and its implementation for RXR’s extensive residential portfolio, across multiple regions in the United States. She oversees an integrated workstream across Operations, Development, Marketing, Sales/Leasing, and Portfolio Management to enhance the product, create brand premium, and drive revenue streams above competitive assets in each market.

Ms. Arcaro joined RXR in 2017, serving as Executive Vice President – Head of Marketing and Retail Leasing for the company. She was responsible for overseeing the marketing and communications of RXR’s 25.6 million square feet of commercial assets in Manhattan and the surrounding region, as well as the concepts, design strategy, marketing and strategic branding initiatives for more than 6,200 multi-family units in planning across the region at the time. As the Head of Retail Leasing, Ms. Arcaro oversaw the strategy and implementation for the 1.1 million square feet of retail space across RXR’s New York City and Tri-state portfolio.

Prior to joining RXR, Ms. Arcaro served as Managing Director of Business Development for SHVO, a luxury real estate company, where she was integral to key elements of the business, comprising capital raising, EB5 financing, hotel partner relations, retail activity and sales/marketing efforts. Ms. Arcaro was senior member in the company’s strategic growth initiatives, effectuating a $3.5 billion investment and development pipeline in a 24-month period. Previously, Ms. Arcaro served as Senior Vice President of Marketing at Vornado Realty Trust, one of the largest publicly traded REITs in the U.S. with over 100 million square feet across multiple markets during her time there. At Vornado, Ms. Arcaro was responsible for creating and implementing marketing strategies including office, retail, residential, and hotel properties, new developments and major asset repositions. Ms. Arcaro oversaw Vornado’s major branding initiatives. Among her accomplishments includes building an interdisciplinary, multi award-winning marketing program for Vornado’s corporate, New York, and street retail platforms, which included innovations in digital marketing and technologies, as well as industry-leading sales centers and product positioning. She oversaw the marketing and communications plan of the company’s nationally recognized sustainability program, and also created a successful public holiday tradition in partnership with the San Francisco 49ers in California.

Before Vornado, Ms. Arcaro was a commercial real estate broker working on tenant representation, landlord agency, consulting services and investment opportunities for multinationals and institutional organizations.

Ms. Arcaro has been listed as one of New York’s Real Estate Power Women in each year since 2018. She is a member of the Leadership Committee of the American Lung Association. Ms. Arcaro has produced award-winning feature length and short films featured at SXSW and Sundance Film Festivals, including a critically and politically hailed feature on conditions of Veterans, which garnered over 12 awards and coverage in the Washington Post, International Herald Tribune, and the New York Times.

Philip Bryan

EVP, Head of Technology

Phil Bryan serves as Executive Vice President and Director of Technology at RXR. Mr. Bryan is responsible for the management and supervision of RXR’s day-to-day information technology operations as well as the formulation and execution of RXR’s short-term and long-term technology plans.

Since February 1999 and prior to the formation of RXR, Mr. Bryan was employed by Reckson Associates Realty Corp. as the Director of IT. Prior to joining Reckson, from 1991 through 1999 he was employed by Chase Manhattan Bank Corp. Financial Services Unit, Central Vault Operations, responsible for the accounting and processing of over $100MM in cash deposits daily. He also served as System Site Administrator for disaster recovery testing of banking systems at Chase.

Mr. Bryan voluntarily works with non-profit organizations and schools on technology projects and has designed and constructed campus computing and networking systems. Most recently, he served as Director of Information Technology for Center for Social Innovation New York City. Mr. Bryan has earned several technology engineering certifications while specializing in networking at Briarcliffe College.

Brian Cheeseman

EVP, Investment Management Group

Brian Cheeseman serves as Executive Vice President, Investment Management Group at RXR. Mr. Cheeseman leads the asset management efforts for RXR’s operating assets for all product types, currently a portfolio valued at over $18B and containing over 28 mm square feet and over 5,000 rental units primarily in the northeast United States. Mr. Cheeseman joined RXR in 2012. During his tenure he has executed on over $5 billion of loan financings, negotiated and closed over 20 single asset and portfolio dispositions, and led or assisted in lease negotiations throughout the portfolio.

Previously, Mr. Cheeseman was a Director at Tishman Speyer. During his tenure he was responsible for the asset management of the New York region (excluding Rockefeller Center) which included 17 assets containing 12 million square feet of class A office space in the tri-state area, and previously the acquisition and development of residential, office, and mixed-use projects, and the asset management of over 11,000 market and rent stabilized apartments in Manhattan. Prior to Tishman Speyer Mr.

Cheeseman was in investment banking at Bear, Stearns & Co. Inc. focusing on real estate and transportation. Mr. Cheeseman is a graduate of Wake Forest University, holds a Master of Science in Accountancy, Bachelor of Analytical Finance, and is a CPA (not in public practice).

Greg Clancy

EVP, Construction and Development Services

Greg Clancy is an Executive Vice President of the company’s Construction Services Division. In his time at RXR Mr. Clancy has overseen billions of dollars of construction work, representing millions of square feet of residential, office and industrial product all across the New York City Metro Area.

Prior to joining RXR, Mr. Clancy served as a Senior Vice President at the New York City Economic Development Corporation where he was the co-head of the NYCEDC’s $3 Billion Capital Program Department. While at the NYCEDC, he managed dozens of projects including the renovation of the Strand Theater in downtown Brooklyn, the construction of the Coney Island Steeplechase and B&B Carousel Building, and the New York Harbor Siphon, a 9,500ft tunnel between Staten Island and Brooklyn. Prior to serving at the NYCEDC, he worked as a project manager for Turner Construction Company in New York, and as a Captain in the United States Marine Corps where he served as an Engineer Officer in various locations including Iraq. Mr. Clancy holds a BS from the United States Naval Academy, and an MBA from NYU’s Stern School of Business. He is a Bronx native and currently lives with his wife Meaghan and their four sons on City Island in the Bronx.

Scott Crowe

EVP, Chief Strategy Officer & Head of Capital Markets

Scott Crowe serves RXR as Executive Vice President, Chief Strategy Officer and Head of Equity Capital Markets. Scott collaborates alongside clients to provide insights and investment solutions driven by the firm’s vertically integrated value creation capabilities. Scott also works closely with RXR’s founding partners in the development and implementation of the firm’s corporate and investment strategy and is a member of the RXR Investment Committee. Prior to joining RXR, Scott was the President, Chief Investment Strategist at CenterSquare, and firm-wide Investment Committee member across Private Real Estate Equity, Credit, Strategic Capital and Global REIT strategies, in addition to leading the Capital Markets team. Other experience includes CIO of Liquid Alternatives at Resource Real Estate, Global Portfolio Manager at Cohen & Steers and Head of Global Real Estate Research with UBS. Scott holds a Bachelor of Commerce from the University of NSW, a Finance Honors Degree from the University of Technology, Sydney, and a Real Estate Development Certificate from Cornell University.

William Elder

EVP, Managing Director, New York City Leasing

William Elder is the Managing Director of RXR’s New York City division and an Executive Vice President of RXR. Mr. Elder is responsible for the oversight and management of the Company’s New York City office.

Previously, Mr. Elder worked with RXR’s senior management in expanding and managing Reckson Associates Realty Corp.’s six-building, 5.5 million-square-foot NYC portfolio before Reckson was sold to SL Green Realty Corp. in 2007.

Mr. Elder most recently was Senior Managing Director in the strategic agency services group at Cushman & Wakefield. Prior to that, he served as Executive Vice President of leasing at Ruben Co. Elder has also held senior positions at SL Green and Shorenstein Co.

Mr. Elder holds a BS from Wagner College and is a board member and treasurer of the East Side House Settlement, an educationally focused charity located in the Mott Haven section of the Bronx. He is also a member of the Real Estate Board of New York.

Steven Fields

EVP and Assistant General Counsel

Mr. Fields joined RXR in 2014 and is an Executive Vice President & Assistant General Counsel.

Mr. Fields is responsible for various legal matters related to RXR’s real estate transactions (including, acquisitions, sales, joint ventures and financings), development, leasing, operations, capital raising and fund formation. Mr. Fields is actively involved with the Investment Management Group in structuring and negotiating investment opportunities and transactions. Mr. Fields is also responsible for establishing and implementing RXR’s various legal and related policies and procedures. Mr. Fields serves on RXR’s Risk Management Committee and Technology Committee.

Prior to joining RXR, Mr. Fields was most recently a senior associate at Fried, Frank, Harris, Shriver and Jacobson LLP, and also previously worked at Duval & Stachenfeld LLP and Pryor Cashman LLP.

Mr. Fields graduated from the University of Michigan in 2003 and obtained his J.D., summa cum laude, from Touro Law Center in 2006. Steven is admitted to the New York State Bar.

Joseph Graziose, Jr.

EVP, Development Services

Joseph Graziose serves as Executive Vice President, Development Services at RXR. In his role, Mr. Graziose is responsible for day-to-day management, execution, and strategy for RXR’s development company. During his tenure at RXR, Mr. Graziose has been responsible for managing and oversight of billions of dollars of ground up development with a focus on multi-family, mixed-use and master planning in the New York metro, along with playing a key role in RXR’s national expansion including new development opportunities throughout the country.

Since joining RXR in 2011, Mr. Graziose has been responsible for building out RXR’s multi-family platform across New York metro including projects in Brooklyn, Bronx, Yonkers and White Plains as well as serving as Project Executive for RXR’s master development partnership with the City of New Rochelle, NY. Through the master development partnership, Mr. Graziose is responsible for the creation and implementation of a revitalization plan to transform downtown New Rochelle into a center for job generation, market rate and affordable housing, dining, retail, and arts & culture. The mix of uses now entitled across the downtown, including sites controlled by RXR include over 11 million SF of commercial, retail, institutional and hotel space as well as over 10,000 residential units.

Mr. Graziose is an active participant of the Business Council of Westchester and in 2020 was awarded the Council’s Rising Stars 40 under 40 award. In 2023, Mr. Graziose was recognized by City and State to their Westchester Top 100 list, highlighting the County’s most influential leaders. He currently serves on the Board of the Westchester Parks Foundation, New Rochelle Business Improvement District, New Rochelle Police Foundation and Stamford Downtown Special Service District.

Mr. Graziose received a degree in finance from Boston College.

Joseph Graziose Sr. serves as the Executive Vice President of Residential Development and Construction at RXR. Mr. Graziose joined RXR as a Project Executive in August 2007, where he directed the completion of sales and construction of the 192-unit Ritz-Carlton Residences, Inner Harbor, Baltimore. Mr. Graziose currently oversees multiple residential developments on Long Island, NY. Said developments include The Ritz-Carlton Luxury Condominiums at North Hills with a total of 244 units, the Garvies Point Development in Glen Cove, a waterfront community with a total of 1,110 units and 75,000 sq. ft. of commercial and retail space. Mr. Graziose additionally oversees Village Square, also located in Glen Cove, a multi-family rental property inclusive of 146 units and approximately 17,000 sq. ft. in commercial and retail space. Mr. Graziose is also responsible for Engineers Country Club, a 138-acre private golf course in Roslyn Harbor. In this capacity, he is responsible for managing and directing all operations and construction as well as sales and marketing of the projects. Prior to joining RXR, Mr. Graziose was President of Paramount Development, a leading builder on Long Island for over 25 years.

Philip J. McAndrews

Philip J. McAndrews serves as Senior Executive Vice President-Chief Strategy Officer of RXR Realty, LLC. Mr. McAndrews is recognized as transformational leader with extensive managerial and investment experience refining enterprise level global real estate investment strategies and pivoting large organizations poised for growth. He offers a unique contextual perspective on the nuances of international real estate capital deployment, investor relations and growth-oriented enterprise management.

At RXR Mr. McAndrews works closely with the firm’s partners developing and executing corporate strategic initiatives and expanding the investment management offerings for both our stakeholders and clients. He is charged with evolving and curating an expansive, dynamic platform of investment products tailored to a diverse array of international and domestic investor/client needs. Mr. McAndrews will navigate RXR’s expansion plans outside the New York region and will drive the platform’s growth in AUM. Mr. McAndrews’ industry leadership and top-down investment viewpoint provides an institutional grade mind set which helps shape and drive both the organizational and investment strategies, creating a line-of-sight path to highly competitive investment performance and purposeful growth. Mr. McAndrews is a member of the RXR Investment Committee.

Over the course of a 26-year career at TIAA (Nuveen) a $1.3 trillion financial service company headquartered in N.Y, Mr. McAndrews served in multiple leadership positions and guided the Global Real Estate platform through several meaningful pivot points. Most recently, as Global Real Estate Chief Investment Officer, he charted a new course in the pursuit of AUM growth through both organic and inorganic means.He drove the evolution of the business from a deal culture with a single client, TIAA, to a complex fund/client driven culture. During his tenure, the global real estate portfolio grew from $40 Billion to $90 billion. In 2013, this transformation was fully realized when TIAA acquired Henderson Global Investors’ $24 billion real estate business. All TIAA real estate investment functions reported to Mr. McAndrews as CIO-Global Real Estate. He was a member of TIAA’s Investment Committee with approval over real estate, alternative and fixed income investments.

Most recently, Mr. McAndrews was responsible for the build out of Aegon Asset Management USA’s real estate equity team. Aegon N.V. is a $380 billion Dutch life insurer and pension fund headquartered in the Netherlands. He launched a value-add workforce housing fund, an opportunity zone fund and positioned the legendary Transamerica Pyramid block for sale, its first change in ownership since 1969. He was a member of the Aegon Real Assets Investment Committee. He has a B.S. in Finance from the State University of New York and a J.D. from the University of Toledo, College of Law.

Jeffrey Nelson

EVP, Investment Management Group

Jeffrey Nelson serves as an Executive Vice President in RXR’s Investment Management Group. In his role, he focuses primarily on infrastructure investments, new development opportunities and public-private partnerships in the New York City region and nationally.

During his time at RXR, Mr. Nelson has been involved in some of the company’s most complex projects and public-private partnerships. Mr. Nelson leads RXR’s involvement in the $4.2 billion development of a new Terminal 6 at JFK and serves on the board of JFK Millennium Partners. He also had primary responsibility for completing the successful ground lease transaction and zoning entitlement for 175 Park Avenue, a 2.8M square foot redevelopment of the Grand Hyatt hotel adjacent to Grand Central Terminal.

Prior to joining RXR, he served as an Executive Vice President at the New York City Economic Development Corporation and head of the real estate transactions group. During his time at NYCEDC under both the Bloomberg and de Blasio administrations, he oversaw a portfolio of NYCEDC-led public-private development projects throughout New York City with a particular focus on the 125th Street corridor, Financial District and Downtown Brooklyn. He also led NYCEDC’s involvement on projects including the Moynihan Station redevelopment (Penn Station), the BQX Streetcar feasibility study and the City’s efforts to pursue other municipal infrastructure privatization.

Mr. Nelson is a graduate of Williams College, where he majored in political science. He received his MBA in real estate from the Wharton School of Business at the University of Pennsylvania. He is a trustee of the Citizens Budget Commission.

Russell Young

EVP, Investment Management Group

Russell Young serves as Executive Vice President, Investment Management Group at RXR. Mr. Young is responsible for executing on new investments at the firm including sourcing, structuring, underwriting, and closing of transactions.

Mr. Young also participates in fundraising initiatives for the company, including joint-ventures and co-investments, as well as significant asset management objectives. Since joining RXR in 2010, Mr. Young has been involved in over $15.0 billion of investment activity at the firm. Mr. Young holds a Bachelor of Science in Finance from Rutgers University and is involved in various non-profit causes.
