VALUE ADDED RENTAL HOUSING

Leaning into increasing “Renter-by-Choice” demand for Class A multifamily and single-family rental assets in “Superstar Regions” across the United States. Taking advantage of the potential near-term capital dislocation, valuation volatility, and depressed rent growth brought on by elevated rates, near-term supply pipeline, and lack of market liquidity. Optimizing property performance by implementing RXR’s propriety Rental Housing Operating System inclusive of an in-house resident engagement app, hands-on residential hospitality program, and data driven asset management tools.

HIGH YIELD LENDING

Capitalizing on what RXR believes is a generational opportunity in real estate credit, instigated by rising rates and a lack of liquidity, by lending against real estate sectors that may experience near-term capital dislocation but also benefit from solid long-term fundamentals such as multifamily, single-family rental, logistics, and industrial. Leveraging RXR’s 450+-person vertically integrated team to holistically underwrite underlying real estate collateral and to partner with sponsors to optimize asset performance.

Selectively recapitalizing what RXR believes to be well-located, Class A office assets that are in a position to attract tenants and outperform in the post-COVID world. RXR is committed to investing in Qualified Opportunity Zones (“QOZ”) to activate emerging transit-oriented sub-markets within mature and established “Superstar Regions” across the United States. QOZs were created to incentivize investment in economically maturing communities nationwide. QOZ investments provide investors the opportunity to defer (in some cases, forgive) a portion of qualified capital gains that investor would have otherwise owed.Through a focus on social impact and deep local connections, RXR has become a trusted partner for local municipalities and controls assets as well as a potential pipeline of acquisition and development / redevelopment projects located in QOZs.
