RXR is preparing to begin construction on 61 Broadway, the latest office-to-residential conversion in Manhattan’s Financial District. Developed in partnership with One Management and designed by CentraRuddy, the 33-story historic tower will become 796 rental apartments, including roughly 200 affordable units, along with approximately 40,000 square feet of amenity space.
Originally designed in 1913 by Francis Kimball for the Adams Express Company, the 670,000-square-foot building is recognized under the National Register of Historic Places. Leveraging state and federal historic tax credits, the conversion will also participate in New York City’s 467-m program, setting aside 25 percent of units for households earning up to 80 percent of area median income. First deliverables are expected in early 2028.
